Window Condensation Repair in Toronto: Why "Defogging" Is A Waste of Money

The Answer First: You Have a "Blown Seal" If you have condensation between your glass panes that you cannot wipe off, your sealed unit has failed.

  • The Gas is Gone: The argon gas that insulates your home has escaped.
  • The R-Value is Dead: Your double-pane window is now insulating as poorly as a single sheet of glass (roughly R-1 instead of R-3.4).
  • The Fix: You do not need to replace the entire window frame. You only need to replace the Insulated Glass Unit (IGU). "Defogging" services are cosmetic only and do not restore energy efficiency.

If you are seeing a "milky" white fog or water droplets inside your window glass in Toronto, you are looking at a Thermal Seal Failure.

In our humid summers and freezing winters, this is the most common failure point for windows in the GTA. While it looks like a cleaning problem, it is actually an engineering failure.

The "Lazy Consensus" Myth: "Just Buy a Dehumidifier"

If you search Google for "window condensation," you will see dozens of articles telling you to lower your home's humidity or buy a $200 dehumidifier.

This is dangerous advice for Toronto homeowners.

While lowering humidity helps with surface condensation (on the inside of the glass), it does absolutely nothing for condensation between the panes. Once moisture gets inside the unit, the desiccant (drying agent) in the spacer bar is saturated. The unit is effectively dead.

Ignoring this means you are effectively heating the street. A failed seal drops your insulation performance by up to 32% (Source: NREL). In Toronto's -20°C weather, that is equivalent to leaving a small vent open 24/7.

Why Defogging is a "Zombie" Fix

Defogging companies drill tiny holes in your glass to "vent" the moisture and rinse out the mineral deposits.

  • The Problem: They leave the holes open (with tiny vents). This means your window is now permanently "breathing" outside air.
  • The Math: You have clear glass, but you have zero insulating gas. You are paying for a view, but you are still losing heat.

Toronto Context: Why Our "Thermal Shock" Matters

Toronto has a unique climate for windows. We rapid-cycle between -10°C and +5°C in the winter, and hit 90% humidity in July.

This causes "Thermal Pump" action. Your windows expand and contract thousands of times a year. Eventually, the seal (the black gum looking stuff at the edge of the glass) separates.

Building Code Note: Ontario Building Code (SB-12) requires specific energy performance for new windows. While you aren't legally required to upgrade existing broken windows to current code, leaving a failed unit in place invalidates the energy modeling of your home.

  1. Riverbedding: dirt streaks running down inside the glass.
  2. Silica Snow: white powder at the bottom of the pane (this is the desiccant dissolving).
  3. Winter Ice: Ice frost forming inside the glass pane.
