Glass-Only Replacement: How to Fix Broken Seals Without Ripping Out Frames

It starts as a small smudge in the corner. Then, on a cold morning, your entire view disappears behind a milky white haze. You wipe the glass, but the moisture is inside.

What is an IGU?

Your window has two parts:

  1. The Chassis: The vinyl or wood frame that moves.
  2. The IGU (Insulated Glass Unit): The sandwich of two glass panes glued together with a black spacer bar.

When a window "fails," the black glue (Sealant) has dried out and admitted moist air. The glass is just glass. It doesn't "go bad."

The "Pop-and-Swap" Technique

Here is the secret process window salesmen hide.

  1. De-glazing: We take a thin knife and pop off the 4 vinyl plastic strips (glazing beads) holding the glass.
  2. Removal: The old, heavy glass unit tilts right out.
  3. Prep: We clean the sticky tape off the frame.
  4. Install: We drop in a brand new, factory-sealed IGU with high-performance Low-E Argon.
  5. Re-glaze: We snap the plastic strips back on.

Total time: 20-30 minutes. Damage to your paint: None.

When You MUST Replace the Whole Window

  • The Vinyl is Cracked: A cracked frame leaks water into your walls. Glass won't fix that.
  • The Sash is Warped: If the window is impossible to crank open or shut, the frame is twisted.
  • It is Wood Rot: If you have 1980s wood windows and the bottom is soft, the glass is the least of your problems. Get them out.
