Foggy Windows in Mississauga? It's Likely the Spacer Bar

Too Long; Didn't Read

  • The Issue: Fog/Condensation between the glass panes. You can't wipe it off.
  • The Culprit: "Intercept" Spacer Bars (U-Channel Metal) used in 2010s condos.
  • The Fix: Replace the IGU with Super Spacer (Structural Foam).
  • The Warning: "Defogging" (drilling holes) is a temporary band-aid, not a cure.

Answer First: If you live in a condo near Square One or Port Credit built between 2005-2015, your windows are hitting the "Spacer Failure Cliff." The metal spacer bar corrupted the seal. You do not need to replace the window frames. We replace just the Insulated Glass Unit (IGU) with a new "Super Spacer" unit that flexes with the wind and temperature, backed by a 20-year seal warranty.

The "10-Year Condo Cliff"

Mississauga has a specific problem. During the condo boom of the late 2000s, developers used "Builder Grade" windows. These units used a technology called Intercept Spacers. It’s a U-shaped piece of tin/steel that separates the two panes of glass. The Problem: Metal expands and contracts. Glass expands and contracts. But they do it at different rates. Over 10 years of Ontario winters (-20°C) and summers (+30°C), that metal bar pushed and pulled against the black rubber seal until it cracked. Once the seal cracks, it's game over.

1. The Anatomy of Failure: Desiccant Saturation

Inside that metal spacer bar are tiny beads called "Desiccant" (like the silica packets in a new shoe box). Their job is to absorb moisture.

  1. Stage 1 (Years 1-7): The seal holds. Desiccant is dry.
  2. Stage 2 (Years 8-10): Micro-cracks appear in the seal. Desiccant starts working overtime, absorbing incoming humidity.
  3. Stage 3 (The Fog): The chemical desiccant is 100% saturated. It cannot hold another drop of water.
    • Result: The moisture has nowhere to go but onto the glass surface inside the unit.
    • Sign: You wake up and see a purple/rainbow oil slick or white haze in the center of the window.

2. The Upgrade: Super Spacer (No Metal)

We don't put the same garbage back in. We upgrade your unit to Super Spacer.

  • Material: It is not metal. It is a Structural Silicone Foam.
  • Thermal Performance: Metal conducts cold (creating the "cold edge" where ice forms). Foam hinders heat transfer. Your window edge stays warmer.
  • Flexibility: This is the game changer. When the wind hits your 30th-floor window, the glass bends. Rigid metal spacers fight the bend and pop the seal. Foam spacers stretch and recover.
  • Argon Retention: Super Spacer holds Argon gas 5x longer than metal spacers.

3. Why "Defogging" is a Waste of Money

You might see ads for "Window Defogging" for $150. Here is what they do:

  1. Drill two tiny holes in your glass (one top, one bottom).
  2. Spray a cleaning solution inside.
  3. Install tiny plastic vents to let the moisture dry out. Why we don't do it:
  • The Seal is Still Broken: You haven't fixed the leak. You just gave the water a way to evaporate.
  • No Insulation: Since there is a hole in your window, all the Argon gas is gone. R-Value drops to zero.
  • Structural Integrity: Drilling holes in tempered glass is impossible (it shatters), and dangerous in annealed glass.

Our Policy: We replace the unit. A sealed unit must be sealed.

4. High-Rise Logistics: How We Do It

Replacing glass in a condo isn't like a house. We deal with specific Mississauga condo boards daily (Marilyn Monroe Towers, Absolute, Grand Ovation).

  • The Elevator: We measure your elevator diagonal. If the glass doesn't fit, we have to carry it up the stairs (yes, we do this).
  • The Balcony: We usually bring the glass up from the inside, remove the "stops" (plastic trim), pop the old unit out onto the balcony, and bring the new one in.
  • No Balcony (Curtain Wall): If you have a floor-to-ceiling wall with no balcony, we use heavy-duty suction cups to pull the glass inward.

5. Cost Breakdown

"Is it expensive?" Compared to new windows? No.

  • Full Window Replacement (Frame + Glass): $2,000+ per opening. (Plus trying to match the exterior colour of the building).
  • IGU Replacement (Glass Only): $350 - $650 per sealed unit.
    • Note: Price depends on Low-E coating type (LoE 180 vs 272) and thickness.

6. Frequently Asked Questions

Q: Will the new glass match the old glass?

A: Yes. We match the "Low-E" tint code. Usually, buildings use distinct tints (blue-grey vs bronze). If we put a clear unit next to a tinted neighbor, it looks like a checkerboard. We ensure a visual match.

Q: Does my condo board pay for this?

A: Usually No. In most declarations, "Windows and Doors" are the responsibility of the unit owner, even though they are part of the building envelope. Check your Status Certificate.

Q: Why is there ice on my window inside?

A: That's the metal spacer. If you have the old Intercept spacer, it acts as a thermal bridge, bringing the -20°C temp right to the edge of the glass. Super Spacer fixes this.

7. Condensation Diagnosis: Is It Seal Failure?

Not all moisture on glass means a broken seal. The Test:

  1. Wipe the Inside: Use a paper towel. If it comes off, your humidity is too high (turn on the bathroom fan).
  2. Wipe the Outside: If it comes off, congratulations! Your windows are efficient (exterior condensation happens on high-performance glass).
  3. Can't Wipe It? If the moisture is between the panes, the seal is gone. You need a replacement.

8. High-Rise Logistics: The "Suction Cup" Method

How do we replace a window on the 40th floor without a crane? The Process:

  1. Interior Removal: We remove the "glazing stops" (vinyl trim) from the inside.
  2. De-Glazing: We cut the sealant holding the glass to the frame.
  3. Suction Cups: We attach industrial suction cups (rated for 300 lbs) to the glass.
  4. The "Tilt": We carefully tilt the old unit into the room (or balcony), pass it to a helper, and immediately install the new Super Spacer unit.
  5. Safety: We always tie off tools and technicians to prevent falling hazards.

9. Low-E Tint Matching: Avoiding the "Checkerboard" Look

Condos have strict aesthetic rules. If your building has "Bronze Reflective" glass and you install "Clear Low-E," it will look like a missing tooth in the skyline. How We Match:

  • Spectrophotometer: We scan existing glass to determine Visible Light Transmittance (VLT) and Reflectivity.
  • Glass Fab: We order custom units from Cardinal Glass (using LoE-180, 272, or 366 coatings) to match the neighbors exactly.

10. Frequently Asked Questions (Continued)

Q: How long does the replacement take?

A: Fast. Once the glass is fabricated (2-3 weeks), installation takes about 30-45 minutes per pane. We are in and out of your condo in a morning.

Q: Is there a warranty?

A: Yes. Our Super Spacer units come with a 20-Year Manufacturer's Warranty against seal failure. If it fogs up again in 2040, we replace it for free.

Summary

You paid for a view of Lake Ontario, not a view of a white fog bank. Fix the seal, keep the frame. Upgrade to potentially 20 more years of clear views.
